NOTICE TO RESIDENTS
 
 
Beach Access: They approved the PUD changes for the Pirate Landing request, although not all of the details have been finalized.
 
Both ends will receive a house. The north parking lot is currently two spaces short, and the commissioners are requesting additional footage to accommodate two extra spots and meet the 20-space requirement. Once that is addressed, that end would be set.

On the south end, the PUD attorney stated numerous times that the site closer to Beachwalk could not accommodate a parking lot. However, the commissioners requested that more land be donated for a second lot. Commissioner Murphy asked whether the house really needed such a large buffer between it and the donated parcel. The attorney was not pleased and said he could not speak for his client.
 
The donated lot size will work as a trolley drop-off spot, walkover, and possibly a turnaround. That is where that discussion ended.
As for the traffic study that was supposed to take place—and which was expected to table this discussion until June 2, 2026—it was not completed. Instead, they relied on existing data and stated that this section of A1A is not operating at full capacity and that the 50 mph speed limit is appropriate.
 
The vote passed unanimously. Nothing further was discussed, and they moved on to the next agenda item.
 
 
Beach Cabana: To keep our common areas, clutter free we ask that you do not store your personal belongings inside the beach cabana or outside on the deck. If we notice things that have been there for a couple of days, they will be discarded in the trash. Also, if fishing on the beach please don't discard raw shrimp, bait or fish cleanings off the deck or in the trash can. The odor is unpleasant and unbearable.
 
Pool Area: Same as above when it comes to your personal belongings. It's ok to move the pool furniture but if you choose to do so, but please place it back where it should be for we don't have a pool boy to do so. Also, we go through several umbrellas due to wind. If you open one, please close it before you leave. If you notice an umbrella open and no one is there, please close it.
 
Trash & Recycling: If you are at the beach or pool on Sunday after 4pm, please bring the trash can to the road for Monday's trash pickup.

BEACHWALK ARC REMINDERS
  
Dear Neighbor,
 
On behalf of the Beachwalk (AKA Kingston Dunes Homeowners Assoc) Board of Directors and other residents, we want to make you aware of the current HOA guidelines and rules regarding the function of the Architectural Review Committee (ARC) and its responsibility to the Association.  
When you purchased your home, the information regarding the ARC and other community information was in your closing papers, and copies of these are available on the community website (www.beachwalkonvilano.com). These include architectural review requirements and forms covering items such as (but not limited to)
· Exterior Paint (attaching your top 3 choices).  (All trim and garage doors are white.)
· Driveway pavers and paint
· Roof shingle requirements 
· Exterior Lighting
· Fences
· Planting and replacing of Trees and large bushes.
 as well as our covenants and bylaws. Prior to submitting an ARC request, please take a few minutes to visit the website and familiarize yourself with its resources, it provides ready answers to many of the questions of new homeowners.
Some helpful information…
Architectural Review – Applies to all changes to the outside of your house (front, back, and sides). Please make a special note, the ARC Response is due within 30 days of receipt of a request. We are unable to process requests with short advance times.     
Recycle Pickup in approved recycle bin – Wednesday Morning (place by the curb on Tuesday after 4)
Garbage Pickup in approved containers with fitted lids – Monday Morning (place by the curb on Sunday after 4)
Refuse/Plant Clippings – Wednesday
Pool Hours – Dawn to Dusk
Beach Cabana Hours – 8 AM to 11 PM
